Applicant status and messages
Keep applicants moving from interest to move-in.
Every application has its own status page and a thread with you. Applicants see where things stand, pay the fee and know what comes next, and an approved application goes straight to the lease.

- Your workspace
The applicant's path
From the application to the keys, nothing gets lost.
- Apply
Apply online
From the listing, as a guest or signed in, with your application fee paid by card.
- Follow
A status page
Submitted, under review, decided: with your note, any conditions and what happens next.
- Ask
Messages with you
One thread per application, so questions and answers stay with it.
- Decide
Your decision by email
You approve or decline; the applicant is told by email and on the status page.
- Sign
The lease, signed online
Drafted from the approved application and signed by personal link.
- Move in
Into the resident portal
The signed lease opens the property's portal, with the move-in condition report.
The status page
Everything an applicant needs to know, in one link.
The confirmation email carries a private link to the application's status page. It works without an account, and signed-in applicants find it with their other applications.
- Where the application stands, with the steps done
- Your note and any conditions of approval
- The application fee, paid or due, with a way to pay it
- What happens next, in plain words
- How to reach you, and the home they applied for
What the status page does not do yet
Applicants do not upload documents or work through a checklist there, and Holuway does not run screening. If you need pay stubs or a screening report, ask in the thread.
From first look to repair
One record, from the first look to the first repair.
The same property, home and lease carry a person through every step. Nobody types anything twice, and each person sees only their part.
- Prospect
Property website
Coming
A website for the property, drawn from its live homes and prices, with tours and applications. Websites are coming; listings on Holuway search work today.
- Applicant
Applicant status
After applying, the applicant follows the application on its own status page, pays the fee and writes to you in the same thread.
- Resident
Resident portal
The signed lease opens the property's portal: rent, autopay, repairs, documents, messages and announcements.
- Maintenance
Repairs and vendors
A repair asked from the portal lands in your maintenance inbox; a vendor updates the job from a secure link, and the resident sees each step.
Questions, answered
Do applicants need an account?
No. The confirmation email links to the status page, which works without an account. Applicants who sign in see all their applications in one place.
Can applicants upload documents on the status page?
Not today. Ask for documents such as pay stubs in the message thread, where they stay with the application.
Does Holuway screen applicants?
No. Holuway does not run credit or background checks. You decide on each application, with the same written criteria for every applicant.
What happens after I approve someone?
The applicant is told by email and on the status page. You draft the lease from the application, with the home, the rent and the tenants filled in, and send it to sign online.
